Summary:

The Ponca Tribe of Nebraska (PTN) is a Federally recognized Native American Tribe and as such, a sovereign autonomous government. Osni Ponca, LLC (Osni) is the "for-profit" mechanism created by and for the Tribe expressly to generate taxable Tribal revenue and to put Ponca people to work. Osni is managed by a CEO who reports to a Board of Directors. The Board of Directors reports to the Tribal Council.

This position is an auxiliary position supplementing the activities of the CEO. In this role, the employee may report time from time to Osni's Board of Directors in addition to the CEO.

This is a very hands-on role in terms of personnel leadership, business development, determine build-out needs, devise construction schedules and timelines, and oversee contractors and subcontractors throughout projects, sales, marketing, and business subject matter expertise with direct construction client/customer interface and the ability to implement complex remedies from complex analytics. The position may well work closely with a project manager who may or may not be organic to OPCD. The applicant must possess all of these qualifications along with having the characteristics of a self-starter, initiative-taking, people-first leader who is able to meet or exceed at all responsibilities and duties outlined and a who is a person who is not averse to filling a variety of roles as assigned by the CEO of Osni Ponca LLC. Our Construction Superintendent will be responsible for


Essential Responsibilities and Duties:

  1. Consult with stakeholder to determine build-out needs
  2. Draw up estimates for construction projects, including labor, materials, and other costs
  3. Implement cost-effective solutions and management techniques throughout project
  4. Hire, train, and assign contractors to project
  5. Develop, maintain & present daily log(s) of build-out progress
  6. Coordinate all construction project activities and services across construction team
  7. Oversee a strict build-out schedule, ensuring milestones are reached and deadlines are met
  8. Update stakeholders on build-out progress throughout project
  9. Perform walkthrough and aftercare instructions with stakeholders after project completion

Relationships and Authority:

This position reports to the Chief Executive Officer and may supervise an undetermined number of subordinate staff/tradesmen based upon project size and complexity. Based upon project scope/size, this position may share responsibilities with a project manager to a yet-to-be determined level of effort.

Working Environment and Physical Demands

This position will be in a professional office or virtual environment as well as in the field. The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move more than 100 pounds. While performing the duties of this job, the employee may be exposed to moving mechanical parts and outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; extreme cold; extreme heat; risk of electrical shock and vibration

Qualifications:


Minimum


  • Associate's degree in Civil Engineering, Construction Management, or related field, or an equivalent combination of education and experience. Experience is weighted at 1 year of qualifying experience equals two years of formal education.
  • 3 years of experience in build-out construction inclusive of: reading blueprints & schematics, schedule build, OSHA requirements and safety equipment
  • 1 year of experience as a construction superintendent
  • 1 year of experience in a supervisory role, and/or project management
  • Experience in budget forecasting
  • Proficiency in Microsoft Word, Excel, PowerPoint
  • Excellent interpersonal and communication skills, both verbal and written
  • Ability to work with and manage a large team of contractors and subcontractors seamlessly
  • Able and willing to travel
  • Organized, thorough work ethic with superior critical thinking skills

Preferred

  • Bachelor's degree in Civil Engineering, Construction Management, or related field, or an equivalent combination of education and experience
  • 5+ years of experience in build-out construction
  • 2+ years of experience as a construction superintendent
  • Proficiency in Google Sheets
  • One or more years of experience working with Native Americans or Native American Organizations
